Advice on Combi Boilers
A combi (combination) boiler is a popular choice these days and will heat radiators as well as hot water on demand. It means you are no longer heating a full tank of water and it not being used. Building regulations require that if a combination boiler is fitted then it should now be a condensing type. These reuse some of the waste gases a second time to increase their efficiency.
A boiler can be sited in various places, however there are some points to consider when choosing the location. You will need to get a gas supply to the boiler so the easiest position is downstairs close to the incoming gas supply.
A condensing boiler requires a waste pipe to be run from it to carry condensate – waste liquid which is slightly acidic and is ejected on a regular basis. This can either run outside and into a soakaway which has limestone chippings in it. It can run outside into a drainage gully or bossed directly into a main soil stack. The optimum location is to run the condensate into an internal waste pipe or soil stack. This lowers the risk of the condensate freezing and stopping the boiler from working which has been a common problem in recent years as combis have become more widespread.
You will also need to run a boiler flue to the outside to remove waste gases. This can run from the top of the boiler directly outside a wall or be flued straight up through a roof terminal. Once outside there are various rules as to where the gases are allowed. If they are close to glass then a plume management kit may be required to direct them away from glass and opening windows. The gases are not allowed straight onto site boundary.
A boiler must always be fitted and serviced annually by a Gas Safe Registered person for your safety. Gas Safe is the regulatory body which took over from Corgi. A fitter is allowed to still be Corgi registered so you may still see their logo around but they are also required to be on the Gas Safe register.
